How long of a period is this P/L covering (typically a month, quarter, or year.)

Quarterly distribution, 100% capital return by 2024 Q2 with first distribution in Year 2 Q1.

Yes, that's how I look at it (but quarterly as well as annually since we have such a seasonal market, I like to look at same quarter over quarter).  

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

I've been saving cash on the side in case (1) the company changes its mind in future quarters and I'll have to pay my own tuition to finish, and (2) so I can cover the remaining tuition if I choose to leave the company sooner.

Distributions also vary alot but often are quarterly.

The experience of cleaning up their "mess" has been a great learning experience for me and the inherited tenant has gone from delinquent to pre-paying her rent 3 months in advance ( I swing by there for a quarterly inspection and she gives me checks for the next 3 months).

A quarter percent rate difference here, a $10k difference in price there ... 

Problem here the tenant didn’t declare cats as pets.She ruined the unit in one full year and it took more than $11,000 to replace full floors in two level townhouse plus other water leaks damage.tenant left without telling.Now I am asking property management must visit quarterly to catch damages early on.Ozone machines did not help much.thanks
