Other builders in FL seem to be navigating and completing projects.

We have completely remolded the 3 units and just finished the exterior in 2024.

The improvements needed to be completed within the 180 day timeline, so I did a pre-fab ADU.

And the exit strategy with RE is much more difficult if you buy a property doesn't align with your goals.I completely agree with getting reps in real life, walking properties, talking to contractors and investors.

One was completed and rented in OCT, the other I am not done with and will be in service Feb 2025.

I believe it is completely reasonable to have a clause in your lease that places a cap on utilities with any overage (proven by a bill) being the responsibility of the resident.Our clause states that any electrical bill (we don't have gas, and water has never been a problem) that is over double the same month's bill from last year will have the overage assigned as a fee.It is important to keep your bookkeeping straight if you do assess a fee.

My recommendation would be to get approved as a Landlord, contact the director's office and request that an inspection be completed before a tenant is selected (sometimes they will do this as long as you select a tenant within 14 days - which you want anyways), and have an online application and screening resource in place.  

It was supposed to be dealt with in December, but I can't find anything online to it being completed?!
