And if you have a property and a loan out there, and you are cash flow negative because a recession hits and rents are dropping, AND values are ticking down month after month, how long are you going to fight through, especially as a newer operator, before you call it quits, take your lumps, and move on.At the end of the day, there is money out there.

I don't know if it works in PA or Philly but I fight my taxes every year here in Texas and I usually get quite a bit knocked off. 9 appeals so far and we have lowered assessments by $243,940.

That seems like a bad thing for investors, but it actually creates a lot of opportunities AND makes it much less like the foreclosure lawsuit will be attached on constitutional grounds and run up huge legal fees while your lawyer fights those issues.
