I do agree, but I have always had a gungho and sometimes rash personality. luckily the more you learn and retain, the less quick decisions can hurt you.

Don't do anything rash about moving it out that could damage it or you could be making up the difference between his price and the market price, and especially don't dispose of it without making sure you're within the law.Short version: You're screwed in renting the place until you can get rid of his stuff.

Foreclosure/bankruptcy I MIGHT ignore, if A) it was at least two years ago; B) there is not a rash of abusive consumer items that precipitated the foreclosure; C) There are no NEW late accounts or collections since the discharge (and ideally, there is some new positive account information); and D) everything else, especially landlord reference and steady employment checks out "stellar".

Even if you do screen a handyman for instance, there's no telling it's the same guy showing up, it might be their assistant or friend who just happens to have a rash of breaking and entering felonies in his pocket.If you can, I would recommend hiring a property manager to handle the maintenance only if any are willing.
