With loan extension you might have to come up with extra payment to get DSCR in range lender will approve.That is why to go through this exercise NOW and if you know tenant wants 300k TI to extend and bank wants 300k to pay down estimated balance when new loan placed you need 600k to come up with.

The majority of buyers appreciate the expertise that a good agent provides (local market knowledge that can only be gained by being active in the market buying and selling all the time, looking at most of the new listings in person or at least online daily, a background in or at least understanding of building construction, relationships within the network of professionals in the industry doing deals, vendor referrals, legal protection through E&O insurance and keeping up with constant changes in approved contracts and required disclosures and forms, negotiating skills (the average person is terrible at negotiating directly and has no desire to, I find Americans are uniquely averse to negotiating and prefer to outsource it but I digress), etc.).

I'd agree with mortgage news daily - the "average mortgage rate" generally tracks very very closely with the 10-year treasury yield (+ a somewhat steady spread) - google and yahoo finance on that are pretty handy

My four adult children are out of the house; so, below are goals for our 11 year old and me.Read 15 minutes per day and log it.Set limit on daily electronic use.Clean up after himself (toys, push chair in, dishes, clean bedroom, clean car).He plays sports and has a few tough baseball goals that he works with me on (inside/out swing, pitching mechanics, 3B fielding).

I wouldn't remove auto-pay on your utilities from your credit/debit card if you have them, don't want to miss your electric bill by accident but any daily/casual/somewhat necessary spending is cash.
