The hurricanes certainly didn’t stop Californians and New Yorkers and everybody else in the US from flocking to Florida in droves pre-Covid and during Covid and I think it’s always going to be a popular tourist destination and place for people to want to live.

We've heard this question a decent amount recently, and I'm assuming that it's Nationwide due to the stats below: 2024 is the most apartment units completed in a single year since 1987.We're definitely no longer in the days of throwing up 3 blurry photos, pushing rents, and having 5-10 applications within a 3 day period (COVID era).

The seller already has given me a good deal on the property due to her being forced to return to NYC for work post-covid (seller is paying $20K out of pocket after overpaying for the property 2 yrs ago, and sellers agent is taking a commission cut to make the deal work).

But here are some really interesting numbers...Ok so this one doesn't look too bad but notice how much more the townhouses and condos dropped in prices over the last downturn.2007 peak to now isn't so good...Before the 2007 run up to now is better, but even then, apartment condos performed the worse (so best case scenario, you have the worse performing asset type, worse case scenario you had a terrible return), and that's assuming you had nothing go wrong with the condo (special assessment etc)But benchmarks don't even tell the whole story, because if you had a specific condo investment, and you tracked it's value overtime, benchmark prices isn't the right approach as it evolves overtime (benchmark price is the price of a typical property generated at each point in time).
