I was just focused on repositioning the 6unit to bring the value up that I put a hold on looking into developmenta couple months ago i reached out to The architect & he wants me to get an ALTA & Topographic, boundary survey. i was driving by another development & found a survey company. soonest they can come out is end of September I also reached out to the GC but he hasn't replied.

Also 135 Alta policy with a large title company with not too many  carveouts are best and insurance is a big one too.

The prior owners "transferred" the last and security deposit within the closing of the property, and it is noted in the ALTA along with partial rent for 10/22.

Typically they are provided as part of the DD phase with an ALTA survey and the building also is provided.

Sub-2s are legal, anything off the side is viewed under a microscope with new ALTA suggestions and requirements. ;)

I’ve compared ALTAs many times comparing my price with an attorney vs my buyer or seller’s price with a title company and in some cases the title companies charge more.

A complete offering package in compliance with SEC Regulation D offering including a professionally prepared Private Placement Memorandum, Operating Agreement and Subscription Agreement financial projections detailed and prepared by a Certified Public Account, filing of Form D with the SEC and compliance with state specific notifications, a full appraisal prepared by an appraiser holding the MAI designation, a clean title report or attorney’s opinion of title, and an ALTA survey.  2.
