More people are doing residential real estate nowadays due to online education, social media promotion and community like BP and deals are harder and harder to come by. 

I mean material as recently as late 2022 was totally off-base-- the real estate rookie bootcamp, you had porfer Morby on here, the Carl twins that promote STR as recession proof, the list goes on.

The Homebuyers Choice Loan from Navy Federal is very enticing from my research, and am also wondering if anyone has house hacked with this loan?
