I've never seen a turn-key property in the Bay Area where you will cash flow positive in any meaningful way.

If she is living on the edge encourage her to get on a list for subsidized housing. 

It's not meaningful if you're not doing anything with it, but it certainly never hurts to have a great credit score. 

People know that what you pay is what you pay is what you get.BTW - one of my lenders looked at 1100 deals since August 17th and did not find a meaningful change in buyer-side commission.
