It's no different than anything else that people try to DIY: it can be done but beginner's mistakes will be made, the end product usually isn't as good as a professional would have done, and it usually takes longer and costs more. 

Was it more about the marketing, the amenities, or something else entirely?

That does not sound like a good market for new construction if nobody else is doing it there. 

Hopefully someone else will actually have something positive to contribute, instead of a rude response that adds no value, and just adds to post count. 

I agree with what everyone else has said, those figures seem extremely high.

Would love if anyone else has insights on how to dispute that.

Also, I believe I saw somewhere that the mortgage won't count against the original owners DTI after a period of time if they show someone else is paying the mortgage.
