Also keep in mind that with some carriers, loss of rents/income is an "optional" coverage that must be elected, while others automatically provide this coverage within their policies.

The paperwork to get them setup almost always meant my first rent check from agency would be about 45 days after lease start, so you need to float that.Tenants always paid with Money Order or cash, both required an actual visit to bank versus standard check that could be mobile deposited or ACH.Neutral:My tenants were not "light" on the property, but generally not overly hard either.

It is an interesting time obviously with an election and rates coming down and potentially a good amount of inventory being built but as the fall and winter come fewer people who put existing homes on the market which reduces competition for those first-time home buyers.

As a lender, I would give you a pre-approval letter as long as you had the assets (and meant all other requirements) even if the assets were in a 401k.
