I wouldn't have any interest in buying something like this to hold since it would be so far negative cash flow wise on a monthly basis.

If you math it out it is probably unlikely that you will be cash flowing on a property that you are using 100% leverage on from a turnkey company.

My thinking is that by renting to a residential care facility I can effectively utilize all the space, earn above market rent, and help provide a needed service, while avoiding tenant parking jams.
