I don't understand why my taxes go up a few bucks when I change move an item (a kitchen appliance) from bonus depreciation to an expense on schedule E.

Dream on Me acquired the brand’s intellectual property and reopened a few stores, but with rising e-commerce trends, physical stores became unsustainable.

I dont do them often but did one up in Washington state and it was 50% LTV on the primary and then cross collateral on a really cool Ranch in North Central Washington that was free and clear so I got a first on that as a cross.. and I would have loved to own that property :)  @Beth Johnson does a lot of seconds from what I see and like me she knows how to juice the equity portion of the deal..

That makes late payments less impactful on  e, but still emotionally draining.

Pretty weird huh since obviously I’m a scumbag wholesaler in your opinion.You put in as $0 as E/M and then you can just walk away if you can't get a buyer.I close on EVERY deal genius.
