If it were me, I would get a private money loan and use that money to buy more properties, maybe a mixed bag of flips, short-term rentals and long-term rentals.

To me its a joke, who thinks things have not gotten a lot more expensive - and oh btw that bag of 20oz of X is now only 18oz but its the same price... 

Because now that the dust has settled we've seen it was luck that prevailed, no skill in this 2010-2020 era.

Cheap quick and easy: trim trees, mulch around base of trees (mulch is $2/bag at lowes right now), remove window bars, pressure wash, add some landscaping to front flowerbeds (I typically do rocks w/ flowering plants, lots of people do mulch there too) and remove the bushes, and possibly add some landscape blocks around the front flowerbed areasIs this a flip or a rental?

You're making it sound like it packs its bags and never comes back. 

I always say, it if it comes in a box or bag, think twice (obv unless its simple sold by weight, like fruit in a bag).   

I’m talking a couple trash bags on porch and around/under porch there was  a couple trash bags worth of junk(including about 10-20 doggy bags of dog poop) a bike, trashed yard games and some general trash.
