If you wait 30 years to start budgeting for a roof, the house will rot into the ground from leaks before you have accumulated enough to replace it.

Looks like interior frames of walls and are rotted out and need to be reframed.  

The leak was pretty severe and ended up going into the garage, so we had to dry out and ventilate the garage as well. 

This gives you the dry powder you need if a good deal comes along or unexpected expenses and you keep the existing low mortgage rates and do not increase your payment until you use the HELOC.Consider how you could increase the cash flow on the existing properties and if you have the means to pay off one of the houses to increase the monthly cash flow that way.

My old sources recently ran dry and I had to venture out.

Oh God, too precious.We moved her into a different vacant apartment, and she convinced the owner to buy her a new carpet, because the old one was supposedly ruined by dry plaster dust.  

Other than that for us, closing is like watching paint dry. 

Here's the list of things I disabled for the Nest in my properties for those doing research:- Home/Away Assist: Off- Time-to-temp: Ready (Didn't touch)- Early-On: Off- Cool to Dry: Off- Sunblock: On - Ready (Didn't touch)- Leaf: Ready (Don't remember touching, but could have been enabled during setup)- Airwave: On - Ready- Lock: Currently off for one property (debating if I want to lock the thermostat at 68 for cooling and 78 for heating - and taking special requests from quests) 

With the leak, I'm sure they'd appreciate a safe, dry place to store them.
