From there once a deal makes sense, pull the trigger, a lot of folks get stuck in analysis paralysis and I’m not saying don’t do your due diligence or be smart about it, but acting quickly and with intention will benefit you greatly in the long run.

It has cost many people including myself a lot of unnecessary money and still is because you deal with the tax portion of opening unnecessary LLCs recommended by supposed professionals. 

There are some great meet ups in your area I'm sure and a lot of people at those meet ups are more than happy to chat and give ideas and answer questions.

The 5-10 it gets heavier and a lot busier, and 10-15-20 it really is untenable to self-manage especially if this is not you main business like a person buying their own rentals and building it like a small business. 

There are a lot of affordable properties in Knoxville, but the growth isn't terribly vibrant and the deman isn't what you'd expect for a city of that size and that close to the Smokies - you're mostly looking at college rentals for the meat of the move season, and the SF market, while it exists, doesn't really compare to Chattanooga. 

With that home we see a lot of family visits.

That being said, I had to translate a lot of documents on my own for the loan process, so there was more effort involved.

Yes, there's a lot of information online, but nothing replaces and EXPERIENCED honorable agent.A seller whose listing expired with a different agent/firm is now my client; the other agent was from a town 45 minutes away from the flip property....the listing expired. 

Assuming they are professional and skilled in the craft - alot of the issues you have faced, they will remediate and mitigate moving forward.
