For my realtor clients I always recommend class A- to B- 4 units, these actually cashflow without being heavily hands on. 

We'll see much more inflation-esque growth in hard assets in 2024-2026 than we saw it in 2020-2022 where it heavily widened.

Following a lot of LP forumI used to be curious about these lists too in the past (as I wanna become GP too in the future) but over the years I realized 80% of the outcome of any real estate investment in the past is heavily dependent on market structure and market cycle. 

Unsurprisingly, because they drank their own Kool-Aid, the club collapsed under the 2008 RE crash.

., are going to be heavily scrutinized. 

Liquidating these to focus heavily on real estate removes this safety net and exposes you to sector-specific risks.

.: @Manuel A Zuaznabarcan you start with a house hackI can but currently multi families in my area run  in the 700-800,000 range so numbers are tight and heavily reliant on the tenants.

Nothing is less seasonal than Orlando/Kissimmee, but it's heavily saturated with STRs here and difficult to make any real money these days.

There are some groups that only have 506(b) offerings and certainly market VERY heavily.
