Hi Everyone,So while I continue to look for a deal, in the down time I have been trying to get business prep sorted out while I wait for a good deal to come onto the market.

That amount may seem excessive, but its a small price compared to vacancy downtime, advertising, etc.

I turned my car into a 'university on wheels' and my downtime into 'learning opportunities'.  

We then cover insurance, taxes, downtime and repairs personally, but each note will be paid in full at the 4 year mark on the nose.

Marketing in the down times will definitely reward you in the long run.

We don't often charge anything else as were getting the early termination fee and there is no downtime for the unit.

There is a food truck somewhere downtime that has aunthentic veitnamese Banh Mi Sandwiches (or Mendocino Farms if you don't mind the price),  Places like Pho Co???

I would like to download all of the Podcasts to my phone so I can connect to my stereo and listen in my downtime.

Other than that, I have so much downtime and still so much to learn/experience, which makes me feel like there are things I could be doing every day to immerse myself in real estate investing even further.
