It wasn't in awesome shape when I bought it, but nothing major or urgent to fix. 

Now there's only 1 or 2 of them, plus a few males, 2-3 dogs, and there is sad looking traffic going in & out of the house.   

@Travis Bobo  the written gurantee is WORTHLESS  they just fold up and move on.. what are you going to do.. there is no free lunch in real estate and there is no buying your way into success its earned and its dog tough do not let anyone tell U otherwise.. listen to Steve he knows as well.. he is a for real investor who does deals..

I literally had to pay a two people two sleep in two units while their dogs were in the other two.

We're amazed and wonder how you are so lucky, because the few times that we have trusted guests to do something like "bring a 25 pound dog" it ends up being an 80 pound mixed breed dog that barks all of the time.

I contacted the local PD, no police reports have been filed only phone calls placed from my property about concerns at other nearby address...dog barking, noise complaint, the latest was assist person.

Let's say you get sued by your neighbor for your dog biting them in the butt for $1mm.

The space is smaller than we usually look for and I don't have a use for the elbo, we very rarely can make urgent care work in the elbo of a center like that.
