After adding those four items back in, it brings the complex to making around $6,500.

I would only recommend purchasing items that fall into that vision. 

There are a few other items but the point is and has always been, the underwriting performed was sloppy, broad stroked and lacked basic inter line item relationship logic.

With that being said, in a worst case scenario, you can always hire a property management company to handle the day to day items if it comes to that. 

I figure the ones over 50 or 60 years old have already had all the big ticket items replaced.

Their funds are very diverse in mobile home parks, self storage , industrial, Multifamily, etc   So they are like a fund of funds.

I look at every single item in the pro forma and imagine that it is complete BS, and see if I can challenge it.

I think negotiations on knocking the price down on inspection items on value add will be huge especially if its a flip like you mentioned.
