If the NNN and MLO are distinct, what are the pro and cons of each?

Their rents gets hit and here is the distinction between the average BP'er and Grant Cardone; he can weather the 8-12 month storm and/or reposition his assets with cash reserves, lines of credit, pooling cash flow ect.

@Saran MandhadapuThe reason it needs to be an S-corp is that the sale has to be between two distinctly separate entities, each one filing its own tax return. 

The distinction is based on how your management decissions translates to your biottom line.   

I don’t know who this guy is but based on this thread, he sounds like a troll.Point I want to make is that there is a DISTINCT difference between a private money lender and a hard money lender.

The de minimis safe harbor rules (deducting tangible property costing $2,500 or less, $5,000 or less with an applicable financial statement) don't make a distinction between units being currently rented or under renovation as far as I know.
