It's a $10 discount for you and me. 

I fail to see how that is any different than Bigger Pockets but people talk about it.There is a very large group that charges $20k to join and has a lot of videos and meet ups and is run kind of like an MLM where they give you a "discount" "to the next level" if you convince someone else to join.

Real estate wholesalers buy contracts and then sell them to people who are interested in buying a property, usually at a discount.

We can discuss what was required, why it was purchasable at a discount, and current value (and value after last rehab).  

There is no special discount for investors , flippers or landlords .

Is this too much to ask for or is there a way to make the numbers work as the single family is already discounted by being included in the sale of the apartment building. 

Sorry, I can see offering a discount for a limited time only, after which the price goes up to whatever the full cost is, but NO reputable seller/instructor is going to literally only give you a total of 10 minutes to make your decision.Sixth, depending on the market you are in, and the specific deals you find, $10,000 could be a ridiculously small finder's fee.

My contractor is a skilled tradesman who won't beg me for work or give me discounts even though I told him I am an investor cry cry cry...

While they are living there and doing renovations, I will discount the rent and apply the discount to the renovations.

You may also see a discount fee which means you are buying down your mortgage interest rate in exchange for higher upfront cost.
