This particular unit is pretty trashed- there are holes in the hollow core doors, baseboard radiators are beat up, counter tops are chipped, carpets are snagged and stained, screens are damaged or missing, and the entry way is in dire need of some love.  

With respect to financed properties 5-10 this is a good way to continue cash out with potentially a higher leverage capability over strait purchase.

You seem to be looking for a unicorn, some magical Golden Ticket of a deal that will lift you out of your dire circumstances and allow you to focus on some of the other pursuits you mentioned like helping children.  

The house was left to me, mortgaged to the hilt and in dire need or some repairs, it's been a journey to be sure.

I understand that the upside with wholesaling is theoretically higher but in reality, you'll find more prospective sellers, not just people in dire straights.  

It seems to me however that in our modern age that if there really is a total collapse of the dollar then we would be in dire times.  

Just as I can sound very negative about the possible dire consequences for anyone thinking they've just found a magic cash machine by buying in the lowest priced areas here in MKE, I think the flip side of that is that a landlord who gets a great rep with both the residents AND the city as a decent landlord could have all sorts of great opportunities fall into their laps over and over again!

Basically, we had to get our priorities strait.  

You are playing in an expensive sandbox, good to hear it is working out of you.There are several active BP members in the Vancouver area and a couple more across the strait on the island.  

Keep in mind that this video was released in 2013 when the housing situation for homeowners was generally more dire than it is at the end of 2015.
