I do not stress over the threats because 1) most are meritless and silly 2) they never follow through for RE related stuff 3) I have ample coverage.  

Sorry you are dealing with this, but the fact of the matter is, this stuff happens to all of us, but especially new, self managers.

Basic stuff like LTV, NOI, cap rate, etc...There are a few report types missing and you can't split expenses yet.

At least 20 times a week I am shaking my head and at a loss for some of the stuff we deal with regarding guests. 

She currently spends 5-6 hours a month on my stuff.

You will get a higher appraisal (more money out on a refi) and have better appreciation and an easier path to a sale when that time comes.Very exciting stuff! 

You can even plan vacations that are written off if using the sandwich method by doing work on Friday and Monday for real estate and the weekend is there so you do vacation stuff so all lodging and travel can be written off.
