So, I deliberately backed myself into a corner.I went under contract on a home that I could buy from a wholesaler at $55k, without having yet solved the financing problem.

My simple system is that all utilities that I pay (for example my personal utilities) I put on autopay.Then when I buy a new property I very deliberately sign up for utilities and elect NOT to do autopay but ensure that I am getting an emailed or paper bill.

An example of what I am looking for is something that can be developed through consistent deliberate practice.

I wonder if they deliberately underquoted me so that i'd choose their policy over their competitors? 

I know this because I have certainly dealt with Realtors apparently did not read these things you posted or;  deliberately chose to ignore them.

Many times things have been deliberately concealed to try and get a better price.One I remember which wasn't actually ours was a seller who had filled the drains up with concrete.

But I've also heard of people deliberately buying at HOA foreclosures and either living in the place or renting it out until the senior lenders get around to foreclosing.This LLC would be the one to approach to buy the property. 

Fraud is "deliberate deception to secure unfair or unlawful gain".
