There's a poorly written clause, I'd abide by it just to get the threat of eviction away.Human beings are emotional creatures capable of logic, not logical creatures capable of emotion.It's bad practice to live in close proximity to someone with ill will towards you.

More often than not, when the junior digs in, the agent will often times use the "They'll file bankruptcy and you'll get nothing" threat or the, "They will let it go to foreclosure and you'll get nothing" threat.

Depending on the relationship you have with your tenants, you may get threats, etc. but they don't have any standing against you.Aside from renovating the kitchen:I would definitely have the HVAC checked and serviced by a reputable company in your area.
