I live in California and have a "professional renter" (he is very knowledgeable about the lease and laws and acts strictly within those bounds - I perceive him to be a potential lawsuit threat) in my rental property. 

There's a poorly written clause, I'd abide by it just to get the threat of eviction away.Human beings are emotional creatures capable of logic, not logical creatures capable of emotion.It's bad practice to live in close proximity to someone with ill will towards you.

More often than not, when the junior digs in, the agent will often times use the "They'll file bankruptcy and you'll get nothing" threat or the, "They will let it go to foreclosure and you'll get nothing" threat.

I am a weary one to begin with, so I will do my cyber homework on anyone we screen!

I agree, the OZ is certainly a threat to real estate syndicated deals but most of those deals are shorter-term, not 10 years. 

No matter how you cut it sales agents and appraisers are in a cyclical business with numerous ups and downs as well as external threats from AI and other technology advancements.
