I was starting to think that I was crunching my numbers incorrectly but you are verifying my thoughts.

Will take a look at crunching the numbers and see if it would be worth my while. 

While crunching the numbers, our current property would provide little if any cash flow if we did end up renting it out even if the property appreciated in value due to high HOA fees.  

With this savings growing quickly, where should we keep our savings to get some kind of a return in the meantime while I crunch numbers, read books and absorb as much as I can before making that first decision?
