That said, I know a few MHP operators that make some pretty tremendous money on the trailers, mostly by renting to people who need to pay in cash and have someone not ask a lot of questions - illegal/undocumented immigrants, transients, probably some criminals for sure, sometimes people (mostly women) hiding from domestic abusers, etc.

David, please talk with a lawyer about this, there may be criminal, ie SEC violations, or at least civil claim you can bring.

When the public threw out the leftist politicians who were worried about criminals “rights” rather than victims rights and eased regulations on business, encouraged new construction rather than prohibiting it, the NYC turned around.  

The criminal background check came up clear but I found out that the male tenant had case against him that caused him to loose his job at the school due to inappropriate behavior.

I require a social security number to run a credit/criminal background on every adult.

But when one of the parties is licensed by a governmental board of some sort, the board can subject the licensed individual to higher standards behavior, and they can do this largely at will and without the higher thresholds of most criminal laws.

Persons with a criminal record are not a protected class.

However I realized that they no longer have the criminal backgrounding screening feature available.

On the upcoming November ballot for CA, they're tying to pass the "Justice for Renters Act."
