According to memory, He bought the first unit in about 2008 or so, it was a lot cheaper then (obviously).

I think it was 3 years before the Secretary of State would close it, but that's a distant memory.  

If I had the time I wouldn't be worried about doing it by myself, but I'd love to get the property up and running before Memorial Day weekend.

Some of my most successful clients have done exactly as you described they had a JOB with a REIT or developer and learned their craft before launching out.Trying to get this type of education paying  companies that just sell short term training is very hit and miss. 

And they have memories so you have to check that they don't reopen up entry points. it is a big issue in older homes.
