I'd focus more on the kitchen if either that or the bathroom.If you've never screened before, you can use a background and credit check platform through your local LL association or any number of online sites like cozy or smart move.A realtor/PM will most likely charge 1 month's rent to place.

Nope.Also be very sure you want to involve yourself in events before you take a booking for something like a "small" wedding or "cozy" party.

Then find software that solves those problems.I see a lot of new investors with fewer than 10 units asking about the best software and my response is for them to use a simple spreadsheet or a free software like TenantCloud or Cozy.

I can only provide advice for future applications: Cozy and smartmove both can be configured to require tenant pay fees for running their credit/background via credit card before any reports are generated for landlord.

One other thing, I haven’t put the pen to paper and confined, but intuitively it seems it would be more logical and cost effective to go from LoC to mortgage, if needed, versus the other way around.
