You are not violating Fair Housing Laws, and filling the vacancy with a more qualified tenant (if you can find one) will save you countless hours of time and a significant amount of money in the long run.

Countless books and podcasts stress the importance of finding an agent who is familiar with investments, or better yet, an agent who invests themselves.

Since coming across wholesaling and its true meaning in May 2018, I have spent countless hours educating myself via podcasts and reading books.

They earned countless referral fees maybe million (just guess, hundreds of investors, how much each house?).

@Joshua GuenterTheres countless ways to generate leads... this can be social media, sphere, farming, postcards, door knocking, cold calling, open houses, the key is to learn and implement, you need to prepare to "test" for at least 6 months.

Once again, I think you need to double check the value of time here... 1hr of a walk through vs countless hours of legal action.

Great place to live, great schools (especially the charters, but public schools good too), very family friendly with countless parks and trails, brand new/great hospital, about 40 mins to airport.
