I think this applies to that new wave of people who want to be helpful (and want to get their post count up) so they respond to everything and often leave their lane.Real estate is decidedly local and you don't know where the blocks change if you've never been there or invested there.

However, it's definitely been tough to find solid deals that cash flow well as of late, at least on the long-term side I find it to be true, and counting on potential increased demand is a tough investing strategy.

Just have your contractor rent a dumpster and pay for the cost to trash it and dump it and count it against their depositTwo - holdover tenant, which is when they stay past their lease end date.

In the listing, the house is a 3 bd / 2 ba so would we count the area we live in as another bedroom/ living space or would I’d using the bedroom rule for taxes, just say we rent out all the rooms, writing off 100% ?

Unfortunately, the hours you spend managing your plumbing company likely wouldn’t count toward real estate professional status (REPS) hours.
