In a light cosmetic flip, what are the advantages of purchasing builders risk insurance over using a traditional homeowners insurance policy? 

Hi BiggerPockets Community,My name is Antonio and we specialize in cosmetic fix-and-flip projects in the San Antonio and Austin markets.

In that asset class you are depending on things to save you that are trending against it.That said if the 30k completes a partial done rehab it might make sense but if it's a purely cosmetic one I would sell it now close to as is.

I also did a full cosmetic update of the sunroom and kitchen and am slowly working my way through the house to do the rest of the rooms as well.

Depends on how extensive the remodel work is, a cosmetic flip paint, trim, cabinets, vanities don't trigger permits here in WA state. 

We have an 11-unit apartment building (five 1br/1ba, six 2br/1ba) and want to do a cosmetic rehab (new kitchen, bathroom, paint, sanding, and staining hardwood floors, excluding repairs on MEPs).

They did find something a month later , I did a walk thru for them , it just needed cosmetics , nothing major .

For example, build a buffer into your timeline and budget based on your previous experience with contractors, or seek out properties where the rehab is more cosmetic than structural to reduce the complexity.
