Turn key rentals seem to be a good way to go, but I'm also trying to learn about other more passive strategies.

Essentially, your new replacement property will consist of (1) a thirty plus year ground lease on the real property you already own; and (2) new capital improvements made on the real property you already own pursuant to the new thirty plus year ground lease.

I am not sure I agree with that strategy.

The tenant consistently paid late after pandemic, eventually declared bankruptcy, and leveraged the legal system to drag out the eviction process for nearly a year.

So the exit strategy is the same with both options.

The deal is risky unless you know the market well, have experience executing this strategy, and have accounted for the quality of the asset and tenant. 

Don, I agree with your list being dangerous, but none of the top five are what I would call mainstream strategies.
