Does anyone know of any portfolio lenders and/or small banks that offer non-conforming investment property mortgages with 30-year terms?

Also, make sure this conforms to the neighborhood, in some cases losing a garage and gaining livable space can cost value.As always, seek professional advice.

Don't underestimate the costs for the ROW permit and public improvements - you'll be obligated to do everything your property touches and bring it to conform to current standards, including alley if it's on one.Fire and sound separation codes are much stricter now than when much of our local apartment stock was built, so that's another thing to watch out for.

Also the basement may not conform to a legal apartment due to egress and window regulations.

My insurance is 300/300 to conform to my umbrella policy so yours should be same or less.
