My ultimate goal is to generate $11K per month cashflow and retire. 

My first suggestion is to get them to write down an investment strategy. 

Our plan is to purchase again with a better mindset of turning that into a profitable rental.We have diligently completed all the necessary steps and are on the verge of signing a management agreement with a property manager.However, we are experiencing some doubts.  1.

I agree , my plan is to refi after the 2nd year hopefully if rates drop.

Their job is to keep investor capital allocated and returning, so there's only a deal if they can actually redeploy the capital into something better.As a buyer, you need to establish a lot of credibility for a deal this size.

Final thought is to make sure switching lenders doesn't blow a contingency and sink the closing that way. 

Investors typically want to stay within the original budget.The only way to do this is to stick to the plan and avoid COs!

The goal is to scale our business 2x over the next 3 years which we believe is very doable.

The most important thing is to ensure your loan is covered in the event of a loss.  

My other advice is to make sure this is the best decision when balancing your family and finances.
