I always send my proof of funds letter in with the contract too.I offer to use the agent with the whole deal if she brings me the deal so she gets her full commission. this is just my 2 cents .KC.

I would send this to the insurance commission in FLA and they will investigate I am sure.. that would be easier than the FBI as those guys basically just go for the big fish and this guy in the scope of things is just a tad pole.

I would offer 90% of the market value. if he sells it you with no agents he is saving 6%~ on real estate agent commission and the other 4% is a convenience fee in that he dos not have to endure showings etc. and you will get better pricing on a non-owner occupied property if you put down 25% is compared to 20%.

I've worked for several PM firms in the area and one company stole like 30k in commissions from me when I no longer wanted to work at their god awful company.I can definitely advise you on some property management companies to stay away from, as well as some new and upcoming property management companies in the area that are taking a more hands on and professional approach.
