My very first meeting with lenders, I had mapped various sample financial deals (one for each lender) from the biggerpocket.com calculator, printed them in pdf color and showed the lender that I had an understanding/command of certain business terms (cash on cash, IRR, ...etc).

They paid the couple 50k and pocketed 10k....much higher than even the standard 10% commission that lots command (but buyers actually fixed up the trailer and now live there so 6% is usual).

(nothing against a nooner, but don't want to deal with cleaning that up)Presumably this is something one would want to do in conjunction with nightly rentals, as the nightly rentals obviously command a much higher rate, but trying to coordinate cleanings and check-ins/outs on that scale is way too much hassle IMO.
