All the best property management company can do is manage the constant churn of tenants and damage repair with each vacancy.

I'm learning the ins and outs of the site and churning through the podcasts while on the road for work.  

The account switches to "closed" as-is and freezes in place without having a chance to exit "new account" status.The same lender will not let you do close them within 180 days because it starts to look like the institution is "churning" you to collect fees and whatnot, which is a big no no.

Churn, in my experience, is the top profit killer.

Because of other factors that don’t show up on spreadsheets or that we don’t factor in enough, such as turnover rate/churn, rent increase/gentrification, appreciation, build quality/property condition, quality of tenant base/LOCATION, random uncontrollable events, quality of management, chaos theory... so many investors are too data-driven these days.

That's called churning and its one of the examination items in every FDIC audit.

So if you start churning out recipes for new chemicals that will revolutionize the world, then sure, quit and do something else.
