A single property is simpler to manage, carries lower financial risk, and offers streamlined tax reporting but may generate taxable income sooner.

If it's because the property is cheaper out that way it's not a good reason.

My suggestion is to buy a property worth more than $1M since anything cheaper for 4-plex will not be high quality.

@Chris John I'm seeing quadplexes thhat are far cheaper per dollar of income today than they were in 2021. 

International rentals are cheaper too to purchase. 

My unit cost 3k/month to rent but you can get cheaper units for much less.
