In terms of Costs associated with an LLC-Roughly like $100 to file with the secretary of state in Ohio if you wanted to do it yourself-Cost for your accountant to prep a tax return at the end of the year for that LLC (depends on your accountant)-Cost of a higher interest rate with a DSCR loan -Maybe more advanced, but if you have more rentals the cost of additional bookkeeping software like having to pay for additional quick books accounts.

. - What systems/software do you recommend to use to determine the markets to invest/buy into?

Referencing another recent post, there's not a great software solution that I am aware of for on-boarding a new MTR resident.If you aren't already, I would make sure you disclose to a potential resident any relevant issues that are endemic to a unit as early as possible.

We add the tenant to our management software to streamline communication throughout the lease duration.

You can keep track of which expense goes to which property through your accounting software (even a spreadsheet would work).  

Jeff makes up repeated excuses and strange reasons as to why he can't/won't pay (i.e. family emergency, bank is rejecting wires, software/website is buggy, telling investors to go "f*ck their mother").I'm in a group with 30 other investors who were also scammed by him. 

I would recommend you really take your time selecting the right software.
