I did have 2 units with roof leaks in the storm with one being bad enough that it needs minor interior repairs (mostly ceiling drywall, at most a few hundred dollars).So I am not affected by the board of supervisors no eviction ban other than realizing how unfair it is for the LL in that area.

There's just a lot that I don't know that I don't know.My advice to anyone who insists on doing their own marketing would be to learn the metrics of marketing (PPC, CAC, ROI), then venture out to see if you can meet the industry standards with a little testing money, but hire an agency also, and you can determine if the difference in returns is justified by the higher cost of the agency.Unfortunately, lead vendors and ad agencies can be difficult to deal with, and even harder to find a good one.

Florida state law does not allow local governments to ban short-term rentals entirely or regulate the length of stays or their frequency, but local governments may pass rules to control negative effects of vacation rentals.

There was a time for STRs in urban areas, but with each passing day, municipalities all over the country are putting all sorts of restrictions on these, if not outright banning them. 

Winter eviction ban.

You will want to read through them carefully and also have a second exit strategy in case STR is not allowed or get banned in the future.
