When you converted the 3rd unit and put it on your tax return was it done through the city?

The absolute best way to avoid taxes is not earn income.  

Do you own the entire building and have other occupants complained of a problem? 

House hacking is an incredible way to live affordably while building wealth through real estate.

There is a pretty decently sized parking lot literally less than 100 feet from that house.I am assuming it is part of the college and it is pretty far from the buildings so maybe you could get them to allow you to use it for wedding parking.

That's a significant amount of after-tax savings to accumulate.Investing in a city with an average annual appreciation of 8% can be a game-changer.
