Repainted the entire house ourselves, enclosed one room with French doors to make a 5th BR or office, changed all the ceiling fans, door knobs to brushed nickel, added an above stove microwave.

The first leak when water was turned off I purchased her some drinking water and gallons so they could flush toilets, brush teeth.   

You get used to getting the brush-off from bank people.

I would be inclined to order a deck cleaner/wash, a deck paint of your color preference, and general paint/staining supplies (brushes, rollers) from a nearby Home Depot/Lowe's, pay for them, and have them available for pick-up by the tenant at the contractor's desk. 

But black matte just gives the impression of 'luxury' to most people viewing it and costs virtually the same as chrome and brushed nickel (which I cannot stand persoally).

Or they have 1 bad experience and paint with a broad brush. 

Then, have someone mask the room, and get that boy a bucket of paint and a brush!

(I got underbid by like $5k on a Power project and I explicitly brought to their attention all the expensive stuff they seemed not to be taking into account, but they brushed it aside.

I just brush it off and move onto the next.
