I’m pretty sure if your eyes go straight to an air vent, that is bad design 😂😂😂😂 I knew the game room needed a refresh but if that was the focal point I guess it was worse than I thought lol

When it comes to the STR game, differentiation is critical, and that can be challenging with a 550 square foot oceanfront condo. 

Now I am getting in the game myself.

Each grouping had a common room (perhaps it was shared by multiple groupings ... this was a detail I missed) with a nurses/aid workers office.Central to the two sides of the complex were common facilities such as a dining hall, gym {perhaps a pool ... another detail I missed}, theatre &  games room.With one of the fastest growing groups in our society being single people, we are examining a related idea of a  complex / building providing a modest-sized 1-bdroom "apartment" with more semi-private and common amenities.When I read the title to your thread, I thought it was a project proposing to mix students and seniors into a single complex ... and came in thinking, this ought to be interesting :-) 

Play the long game and hold onto that equity. 

Based on some of the previous similar threads, it seems that having a good cross-border team is a crucial step in this game.

In the meantime, most of my capital is tied up and I am looking to be Super creative and I have absolutely the time and energy to cold call until i find someone that is game...even if i got to get a property in Alaska.

She will probably game the system for the next 6-12 months, but that's what you get buying a property with a non-paying tenant in place, in an anti-landlord city. 

Yup, every other entity I've seen doing flat fee is just playing a pricing game, it's not based on systems and operations being set for such, there just doing marketing or riding our tailcoat.     

If you want to game the system a little, you could move in for a couple of months while you fix it up a little and then move back with your parents.
