And there you are in luck because you can purchase any type of investment property anywhere in the country and defer all tax as long as you purchase at least as much as your net sale. and use all of your proceeds from the sale in the purchase. 

I did an "LP" type small investment $200k.

Because for a certain type renter it’s just SO easy to continue renting fully furnished rather than having to spend $20-40k on furniture; come up with a down payment on a house purchase; and or worry about repairs and maintenance.  

Or is this type of deal that you savvy investors out there would scrap and try to be more aggressive?

What type of properties are you looking to add to your portfolio?

I was looking for more of a meetup type situation with some like minded people, freely sharing information.

My plan is to add 2 - 6 shipping container type of small houses and an above ground pool at some point to make at least a section of the property short/mid term rentals.

They know how to underwrite the property types and don't weigh the file down with a bunch of BS.
