Hi Tod, we use Furnished Finder to gather leads, and once we receive a truly interested lead, we have them complete an application through Buildium, our management software.

Beside investing their own cash on the same terms, the sponsors return should be heavily weighted toward “carry” (receiving the bulk of their return as sponsor in the form of an interest in the property rather than cash) with that carry subordinate to the investors receiving their investment returns PLUS a minimum annualized return.

After closing, when the property taxes were due I never received any bill.

I care about collections, not just bodies in the building.

I than thought it was tenants, all the "what if's"; what-if they have a fire, what-if there is a shooting, dead body, drug raid, break-in, squatters, feces art, etc etc etc.....   

By the time I received the subsequent emails, I stopped reading them because I realized they were of no value.

I received a TON of pushback from my tenants refusing to agree to use a payment platform they weren’t familiar with.
