I was a warm body in a model home selling spec homes in what turned out to be, in retrospect, a really crazy real estate environment.

EDEN would like to pay me the previous 4 months' rent but I have to fix issues all the little issues in the house, such as fixing hole on the wall, changing the battery for the smoke detector....). 

Door lock, detector batteries, other consumables, replacement of damaged or disappearing items like pool towels and linens, replacing blown out screens (I spent over a grand just on screens last year though we did have a freak huge hail storm).

Eventually I would like to fund these deals through doing 1-2 flips and / or spec houses a year.

A spec home is gonna get OSB compared to a custom home or a home for myself being built with plywood.

Most that you find on Zillow under $40k have some sort of issues that would come up on the MLS but not on Zillow- Build prices are now $250k- Lots are appraising for anywhere from $350-$410k (I'm pleased to report two of mine were ones that came in at $410k)- Lots listed are now in a full-price, multiple offer situation- The quality of the custom builders RTR works with far exceeds that of the "expedited" spec builds you'll see from the national builders in the area. 

A lot of times you get under contract for a spec home and the financing is based on that specific day.
