Do I need an AOS first or can i prepare for this as I list the property?

1099 Pros- I'll be given more money- I have more tax strategies available to me (S-Corp)- I may be able to qualify as a Real Estate Professional (rental property write offs / deductions etc?)

My personal opinion is to always spend the extra money now knowing that real estate is a long-term play......ao far, waiting for that delayed gratification has paid off.Plus, if you did the coach house now you could always finish off the basement now and have an illegal

I agree, you can't go wrong with an AO Smith gas water heater however, id go with the better grade that isn't sold at big box stores.

It does certainly not mean that you can't buy a house before you have turned 2 other AOs away or have completed your 100 list.

And if you have the the extra drive, you can always use Amazon's AOS system to have them turn your book into an audiobook.
