Example:Dear Tenant,Per Paragraph 12 of your lease agreement, you must dispose of all trash.

I would be prepared to file for eviction etc. if they are 1 day late on payment, but would not actively be working to get them out if there is not a blatant current violation of the lease agreement. 

Are there maturity extensions built into the loan agreement?  

I have had more than once where the tenant buyer went to exercise their option and I wish that they didn’t, but I honored our agreement and did not look for technicalities to keep them from exercising their option.

At the courthouse, the tenant signed an agreement to vacate the property by December 1st.

That agreement will set a compensation that is negotiable.

Further, each party to the agreement must be gaining some benefit.
